Optimismo sobre el futuro del sector de la vivienda en México

La demanda de vivienda en el país se mantendrá en los próximos años debido al bono demográfico, ya que en la última década nacieron cerca de 13 millones de mexicanos.

Luego de un año complicado para los desarrolladores de vivienda, Consorcio ARA continuará con la construcción de hasta ocho proyectos durante este año, aseguró Germán Ahumada, presidente y director general de la compañía.
 
El empresario expuso que son Puebla, Quintana Roo, Jalisco y el Estado de México las entidades donde se llevan a cabo los proyectos, además de que cuenta con una reserva territorial para construir cerca de 120 mil casas en 16 estados del país.
 
Al participar en el podcast de Grupo Financiero Banorte, Ahumada se dijo optimista sobre el futuro del sector de la vivienda en el país, luego de que el crédito a la vivienda de la banca registró un crecimiento anual real de 4.5 por ciento en febrero, con un saldo de 990 mil 600 millones de pesos; mientras que las tasas de interés históricamente bajas, debido a la pandemia y a una mayor competencia en el sector, fueron un buen aliciente para las hipotecas.
“Habrá muchas oportunidades; la parte más complicada son los independientes o los que no tienen acceso a un crédito normal, pero nosotros en lo particular, para este año, estamos pensando abrir de siete a ocho desarrollos. Aquí en el Estado de México estamos abriendo tres. Por otro lado, están dos más en Puebla; tenemos otro más en Vallarta, uno en Playa del Carmen y otro en Guadalajara. Entonces, obviamente, si no viéramos que esto puede funcionar no lo haríamos en estos momentos”.
 
Pero en el entorno actual, Ahumada señaló que es necesario adaptarse y acaparar los desarrollos al trabajo a distancia, así como diseños que integren el espacio para el teletrabajo en casa, mientras que las inmobiliarias deben reforzar importantemente la parte digital.
“Anteriormente, en la venta sí contábamos con la parte digital como una parte complementaria a nuestros distintos canales de salida; ahora puedo decir que es importantísima la parte digital. Estamos atrayendo a la gente, más del 60 por ciento por medios digitales; nuestros mismos asesores de venta ya tienen sus propias formas de atraer a la gente. Nosotros con que tengamos la oportunidad de que la gente vaya a un desarrollo, esa es la parte importante, entonces, eso lo hemos reforzado”.
 
Aseguró también que la demanda de vivienda en el país se mantendrá en los próximos años debido al bono demográfico, ya que en la última década nacieron cerca de 13 millones de mexicanos. En contraste con que conforme avance la recuperación de la economía y las fuentes de trabajo, no solo habrá más ventas de casas nuevas, sino que se observará una dinámica similar en el caso de la vivienda usada.
